The letting process

We understand that landlords seek out different levels of service from their letting agents. We have a level of service to suit your needs. If you are thinking of letting your property out, one of our Directors can meet you at your property and guide you through the letting process. There is no obligation to use our services until you’re ready. We will listen to your requirements, provide a market valuation, talk you through our thorough tenant vetting procedures, show how we will advertise your property through excellent presentation. We can also advise on planning for unforeseen circumstances and current legislation. Our Directors have the knowledge and experience to answer your questions and concerns.

We are happy to discuss our fees and range of services in full. Our pricing is fully transparent and competitive.

Our services

Asset & portfolio management

We are not Freehold Managers. However, many of our clients own blocks of units which require communal management in addition to just single unit management. We recognise the need to ensure the fabric of these investments is managed correctly. We are happy to advise on such requirements and will liaise with our trusted contractors and surveyors to carry out a number of services.

Receivers of rent

In recent times we are under increased instruction as ‘Asset Managers’ for ‘Receivers of Rent’
From ‘Tenant Finder’ to ‘Full Asset Manager’ we advise on strategy for receivers of rent in turn under instruction from mortgage companies. We fully understand the process and are very successful in ensuring that the ‘Asset’ yields profitably until exit. Insurance

As a landlord you’re exposed to more risks than you think and a standard household buildings policy may not give you the cover you need.

If you’re a property landlord, building & contents insurance will protect the structure of the property as well as its furniture, fixtures and fittings. As a landlord renting out the property, you face particular risks: that’s why standard home insurance isn’t enough (and may not even protect you). Your different risks could include the property remaining unoccupied for long periods and deliberate damage by tenants. However, you’ll also need cover for standard loss or damage through fire, flood, burglary, oil or water leak, or a lightning strike.

We work with Agent Assure to offer all of our Landlords low cost buildings and contents cover:

  • Covers professionals and students and all household types including families, sharers and single occupancy
  • We also cover most property types including flats and terraced houses.

Letting & Management Fees

Introduction Service

A fee equivalent to two weeks of the total monthly rent (subject to a minimum of £240.00 including VAT) This service includes the preparation of a Tenancy agreement to include the prescribed information relating to deposit protection for the term of rental.

Rental Collection Service

10% (including VAT) of rent collected for the term of rental or until cancellation of contract. An administration fee of £60.00 includes the preparation of a Tenancy agreement to include the prescribed information relating to deposit protection for the term of rental. The preparation of a Schedule of Condition for the term of rental and a Final Check Out Report is charged separately depending on the size of the property (see fees below) Subsequent Tenancy administration fees are charged at a reduced rate of £102.00 including VAT which includes the Check out Report, Schedule of condition, Tenancy agreement and deposit Prescribed Information.

Full Management Service

A maximum fee of 12% (including VAT) of rent collected for the term of rental or until cancellation of contract. An administration fee of £60.00 includes the preparation of a Tenancy agreement to include the prescribed information relating to deposit protection for the term of rental. The preparation of a Schedule of Condition for the term of rental and a Final Check Out Report is charged separately depending on the size of the property (see fees below) Subsequent Tenancy administration fees are charged at a reduced rate of £102.00 including VAT which includes the Check out Report, Schedule of condition, Tenancy agreement and deposit Prescribed Information.
